UAE developer unveils Dh12 billion Thameside West project with 5,000 homes in East London
New DLR station planned before residents begin moving in
DUBAI/LONDON – Arada has unveiled details of the first phase of Thameside West, a Dh12 billion regeneration project that will reshape a significant stretch of London's Royal Docks.
Covering more than 47 acres along the River Thames, the master-planned development is expected to deliver at least 5,000 homes alongside extensive green spaces, public amenities and improved transport connections.
The project is being developed in partnership with the Greater London Authority (GLA) through its land and property company, GLAP.
First phase
The opening phase will feature 1,500 homes spread across six residential buildings, together with a major public park. Arada said the proposals have been updated to comply with the latest building safety requirements and regulatory standards.
The wider Thameside West development will include 35 percent affordable housing, while around half of the site will be dedicated to green and open spaces. Plans also feature a one-kilometre active waterfront designed to enhance public access to the River Thames and create a vibrant neighbourhood environment.
Key partners
Arada has appointed Gensler as lead architect for the first phase, with Arup serving as engineering consultant and Planit leading landscape architecture. The developer expects to submit a planning application later this summer, with construction scheduled to begin in early 2028, subject to planning approval.
The company confirmed that construction will be undertaken by Arada London through its in-house delivery model, covering planning, construction, marketing and long-term asset management.
Transport boost
Alongside the residential development, Arada is working with Transport for London to deliver a new Docklands Light Railway (DLR) station. The station is intended to open before the first residents move into the development, strengthening transport links across East London.
Ahmed Alkhoshaibi, Group Chief Executive Officer of Arada, said the project marks an important milestone in delivering new homes, essential infrastructure and the long-term regeneration of the Royal Docks through collaboration with public sector partners.
Tom Copley, Deputy Mayor for Housing and Residential Development, said the scheme would provide at least 5,000 new homes, including 35 percent affordable housing, helping address London's housing demand. Newham Mayor Forhad Hussain said the project would bring new homes, green spaces, improved transport links, jobs and investment to local communities. Representatives of Gensler, Arup and Planit described Thameside West as an opportunity to create a sustainable waterfront neighbourhood supported by modern public transport and one of East London's largest new public parks.
